Other Considerations

In this section you can find a range of other policies and regulations which may affect the development you are considering.

When a major development (over $500,000) is proposed, Council requires the developer to contribute a small percentage towards to costs of providing public amenities and accessibility.

For commercial developments over $500,000 the levy is 0.5% and for residential development over $500,000 the levy is Nil.

Some buildings require additional fire safety measures to be installed. These buildings include some residential, commercial, industrial and public buildings depending on their size and purpose. Some examples of Class 2-9 buildings include:

  • Units
  • Hotel/motel
  • Group accommodation
  • Offices
  • Shops
  • Storage facilities
  • Public buildings such as schools and libraries
  • Aged care facilities
  • Health care buildings (hospitals and doctor surgeries)
  • Factories

  • Storage facilities

The Building Code of Australia requires fire safety measures to be considered on all new and altered/renovated buildings.

Some of the fire safety measures that might be required include:

  • Special construction materials
  • Automatic fire sprinkler systems
  • Self-closing solid-core doors or fire doors
  • Exit signs
  • Emergency lighting
  • Fire hydrants
  • Fire hose reels
  • Fire extinguishers
  • Fire dampers
  • Smoke exhaust systems
  • Occupant warning systems
  • Evacuation plans

The type and scale of fire safety measures required depends on the size and classification of the building (the use of the building) as determined by the Building Code of Australia.
